These Terms and Conditions apply to the renting of Fowlers Cottage, Quenington, for holiday accommodation,
and are between Mrs. Jacqueline Preis (the owner) and the renting party.
Once a booking has been made and a deposit accepted there is a contract in place between the person signing the form or making the booking and Mrs. Jacqueline Preis. The contract is at all times subject to all the booking conditions.
These can be made either on-line and a non-refundable deposit transferred into the bank account of Mrs. Jacqueline Preis or by cheque, for which there will be a clearing time of two weeks. Unfortunately, debit or credit cards are not accepted. In the event that the start of the occupation is within 4 weeks of booking, then full payment must be made at the time of booking. In all other cases, final payment is due four weeks before commencement of occupation. No accommodation can be made available unless full payment has been received by the due date. In the event of non payment, I reserve the right to cancel the holiday. Bookings are only accepted on the understanding that these Trading Terms have been read and understood.
If you have to cancel the booking for whatever reason, this must be made in writing and I will confirm this to you.
I will use every reasonable endeavour to re-hire the property. If the re-hiring is successful, I shall refund all the monies paid. If I am only able to re-hire the property for part of the period, I will refund the amount paid less the payment for the period the property is re-hired. If I am unable to re-hire the property at all, then the monies paid shall be forfeit.
PERIOD OF HIRE:
Rentals start, unless otherwise agreed at 16.00 on the day of arrival and finish at 10.00am on the day of departure. I would ask you to observe the vacation time in order to enable cleaning. Changeover days usually take place on Mondays or Fridays, but exceptions to this can sometimes be made.
USE OF PROPERTY:
The number of persons using the property must not exceed the maximum number stipulated in the booking. The property shall be used for personal and domestic purposes only. I reserve the right to refuse bookings from a) groups of single sex people under the age of 21, b) hen or stag parties or c) any other group of renters not deemed appropriate for the intended use of the property.
Should there be any cause for complaint during your occupation, please notify Mrs. Jacqueline Preis promptly to give me a chance to resolve the problem. Any unresolved complaint should be put into writing.
BREAKAGES AND DAMAGES:
You are legally bound to reimburse Mrs. Jacqueline Preis for replacement, repair or extra cleaning costs incurred as a direct result of your occupation. It is expected that reasonable and proper care is taken of the property. Where holidaymakers abuse the property, I reserve the right to terminate the holiday and no refund will be due.
NO PETS ARE PERMITTED, although a small well-behaved dog “might” be considered, for which there will be an additional fee of £20.00 plus a deposit of £40.00. Registered Guide and Hearing dogs belonging to those with visual and hearing impairments are allowed. Guests with allergies should be aware that I cannot guarantee that there have been no pets previously kept, nor can I accept any liability for any suffering which may occur as a result of such pets having been present.
If the property booked, for some reason becomes unavailable or unusable for some reason prior to the date of booking, I will use our best endeavours to find a suitable alternative property, or failing which, to reimburse you for any monies paid. Not withstanding this contract, Mrs. Jacqueline Preis cannot be held liable for any delay or non-performance that is due to any act or circumstance beyond my reasonable control including fire, flood, exceptional weather conditions, epidemics, destruction of the property or other Force Majeure. No compensation, costs, expenses or other sums of any description (including the cost of securing an alternative property) will be payable in such circumstance. If any property of the renting party is damaged or destroyed by such events, the liability for compensation is limited to the amount paid by the insurer of the premises.
RIGHT OF ENTRY:
Mrs. Jacqueline Preis, or any person/builder commissioned by her, shall be allowed at any reasonable time, the right of entry to the property for the purpose of inspection or to carry out any necessary repairs or maintenance.
It is requested that guests do not smoke inside the cottage or in the grounds.
In the event of any dispute between the parties it shall be referred to the jurisdiction of the English courts. Any disputes arising between you and Mrs. Jacqueline Preis, if not mutually resolved, can be referred to a single arbitrator agreed, or in the default of such agreement, to the President, for the time being of the Law Society or institute of Arbitrators. In either case, such arbitration would be subject to the provisions of the Arbitration Act of 1996 or any statutory modification thereof for the time being in force. All parties will contribute equally to the cost of Arbitration.

This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.
Fowlers Cottage is a bright and spacious holiday cottage located on the edge of the peaceful Cotswold village of Quenington. The nearest village, Coln St. Aldwyn, is 0.5 miles away. Quenington is 2 miles from Fairford, and Cirencester, the capital of the Cotswolds, is 8 miles away. There is a slight gradual approach to the cottage if coming from Lechlade. Otherwise approaching from Cirencester the approach is flat.
The cottage sleeps 5 people and has three bedrooms, all of which are on the top floor. There is a ground floor bathroom as well as upstairs toilet and additional washbasins in two of the three bedrooms.
This is a surprisingly spacious, comfortable cottage, nestled on the edge of a peaceful village, with a real home from home feeling.
